The moment we booked our stay, even before setting foot on the property, an email containing a link to an interactive guidebook app landed in our inbox. Downloaded onto our phones, it transformed into our personal treasure map, brimming with detailed information about the estate and our upcoming stay. Thanks to this app, we arrived feeling like seasoned explorers, already familiar with the adventures awaiting us.
Black Fern Cottage, our riverside haven at Kingston Downs, provided the ideal starting point for an unforgettable adventure. Stepping directly from our doorstep, we embarked on a scenic 2-mile walking trail through the forest, following the meandering river until we came upon Ravenel Cave. Equipped with friendly ropes and “beware of…” warnings, we ventured into the depths, encountering the whispers of history and a healthy dose of excitement (Wesley also came face-to-face with some interesting spiders). After this subterranean escapade, the return journey felt like a breeze, and the stunning riverside path leading back to our cozy cottage became the perfect post-adventure cooldown.
The hot tub was the perfect reward after our adventure. Shared among the three cottages, a charming chalkboard ensured respectful scheduling (one-hour limit, please!). Soaking under a canopy of stars in the crisp winter air wasn’t just pleasant, it was magical. This wasn’t your average hot tub experience; it was a romantic escape under the open sky, leaving us feeling rejuvenated and deeply connected.

Accommodations At Kingston Downs
When it comes to booking your stay at Kingston Downs, you have two wonderful options: glamping and cottages. Both offer a unique experience. When staying on the property, you get access to all the outdoor recreation. It is important to plan your trip ahead of time. I recommend at least one week before your stay to have your activities planned and coordinated with the staff to ensure you have the best experience possible. Once your stay is booked, watch for the guidebook in your email and familiarize yourself with it. This will be your best friend for the stay.
Cottages
With three cottages to choose from, you can be sure there is one right for you. Each cottage has a screened-in porch, a fire pit, and an outdoor shower available during the warmer months. You can choose from 2, 4, or 6 guests, and pet-friendly cottages are available for an additional fee. From spring to late fall, 30 acres of wildflowers blanket the field in front of the cottages. Just steps from the cottage is a trail that winds along the river leading to the Ravenel Cave.
The Casa Verde Cottage has two bedrooms and a loft and will sleep 6 guests.
The Nest Cottage has one bedroom with a king-size bed and will sleep 2 guests.
The Black Fern Cottage has two bedrooms and will sleep 4 guests.
Once you are done exploring, you can relax in the outdoor hot tub. The three cabins share the hot tub, so reserving your one-hour slot on the chalkboard is important.

Glamping
Kingston Downs offers six glamping sites that sleep 4 to 6 people and are pet-friendly. For those not familiar with glamping, it is luxury camping.
Guests can enjoy all the benefits of camping and the outdoors while getting a good night’s rest in a comfortable bed. The glamping sites are available year-round with heat and air conditioners.
Each site comes with a fire pit, mini-fridge, picnic table, and hammocks.
There is a community pavilion with a fire pit and a bathhouse that has private showers and restrooms. There is a playground and access to a walking trail that leads to the beach area on the Etowah River. It is also close to the take-out point for kayaks and paddleboards.
If traditional camping isn’t for you, then I recommend glamping. It is the best of both worlds.
